The charts below show detached homes & condos in a specific price range over the last 3 years. Very interesting...

A few key points:

*The North Shore condo market is heavily active and shows a greater increase in sales year over year. We suspect this isn't going to change any time soon due general affordability.

*Over $2,500,000 priced homes have dramatically slowed.

*The "sweet spot" for detached home pricing is currently $1,500,000 to $1,700,000. These homes are selling quite quickly and typically for list price or more.

Property Sale Range $2,000,000 ++

NORTH VANCOUVER: CONDO SALES

Property Sale Range $300,000 - $599,000

Property Sale Range $600,000 - $900,000

Property Sale Range $900,000 ++

WEST VANCOUVER: DETACHED HOME SALES

Property Sale Range $1,200,000 - $1,999,000

Property Sale Range $2,000,000 - $2,999,000

Property Sale Range $3,000,000 ++
